Why brokers are treated badly in Chennai? Cheating too and not paying the agreed amount to Brokers!

Brokers are always not bad. We run a professionally run services company for intermediary services.

This applies to mostly our Property Services division in Chennai and Madurai. When our consultants are in field, the customers treat them badly.

We as a property consultant, provide you the information about the property. Work with the owners to negotiate on the price of Rental or Buy/Sell price or Advance amount etc., Also, if there is any work pending on the owners side will be helped before the tenant moves in. From the beginning enquiry stage to the agreement stage, the property consultant and the back office team helps the concerned tenant.

But the treatment from most of the tenants are very bad to the property consultants. Why is this behaviour? We are a professionally run company and our consultants are professional. Why do the tenants have a bad behaviour of behaving badly to the property consultants or brokers or mediators - whatever name you want to call.

All said and done, this is most important - at last when it comes to payment, the tenant does not pay the agreed commission charges properly. When you have agreed to the terms of payment in the beginning, after your rental agreement, the tenant feels why should I pay this person.

We are running a company with employees, who needs to be paid for the work they are doing. If the customers don't pay properly, how can we do this service at all? If again and again you cheat us, how can we run a legitimate business with proper values?

Tenants - don't do these kind of injustice and hesitating to pay the amount agreed. When you are able to pay an advance of Rs.4.5 lakhs to the owner, you are not ready to pay Rs.10,000 as commission to the property consultant? Shame on you...You are starting a business and you do this kind of cheating, how will you prosper?

Ranjith - 9884446622 - who contacted us and made an agreement with an owner for opening his textile showroom in Thiruvanmayur for Rs.20,000 rent.

Saravanan - 9941647777 - who contacted us and made an agreement with the owner for opening his departmental store called Pazhamudir cholai in Thiruvanmayur for Rs.90,000 rent.

Shame on you folks! God is there and he is watching all these!!  Beware on dealing with the above two  Ranjith, Thiruvanmaiyur and Saravanan, Thiruvanmayur Chennai for any of the business dealings.

About Real Estate Brokers Mediators Agents in Madurai

I have been dealing with some of the real estate mediators (agents or brokers) in Madurai and in various cities like Trichy, Chennai etc., I have the same feeling with them and they are all the same. This is only majority of the brokers and I am not referring to all of the real estate brokers. The minority of successful and professional real estate agents, please excuse this article:)

Anybody gets into this business, once they get contacts. Say for example - Iron man (person who irons your clothes) in your street, petti shop owner in your street, tea shop owner. Also, the brokers usually hangout in the nearby tea shop and they can be contacted there only.

Given the investment, data management, marketing, contacts, professionalism, coordination, man power, strength to handle unprofessional work force and hard work, anybody can succeed in this real estate business. I was told by somebody that Jemi was a real estate broker in 90's in Anna Nagar Chennai, and now see he is one of the successful real estate land promoter in Tamil Nadu. Jemi is one of the successful groups in that - I am saying this because I have travelled throughout tamil nadu and I have understood this.

Why should I pay a real estate agent a commission?

I go as a buyer to the market and walk around the streets or look up in the internet and go and see properties to buy a property for myself. And then I hit on a real estate and he/she helps me with the deal. Once the deal/transaction is completed, I am asked Real Estate Commission. Here...Why should I pay a real estate commission charge to a real estate for buying my property.

Yes, definitely there is a reason to it. Even myself as a buyer, it pains to pay to a real estate agent, for a transaction you do. However, he/she has also done significant amount of work for closing your property transaction.

The real estate agent first of all fixes a percentage - either 1% or 2%. The real estate agent provides you with a valid information for your transaction. That is if you are a buyer, you are provided with seller information or property information. Moreover, not only one property - the real estate provides you with lot of properties for you to choose from. Or if you are seller, the agent brings you the buyer for you. Also they help you with visiting the site and also explain and pros and cons of the land or apartment or house or property. Once you decide on the property, they will help you with legal issues, and make your property and amount transaction smooth and successful. After this, as a buyer or seller, you cannot say I will not pay this much amount or I cannot pay commission etc., That is how people are in this real estate market. Very unprofessional - even buyers, sellers and in most cases brokers. It will take sometime to become professionalized. Mostly after things are on paper, like the way it is in USA.

Next time, you buy or sell, don't hesitate to pay the brokers, appropriately. However, don't get cheated by real estate brokers/agents/mediators. Only if you pay properly, they will be able to do their business properly and they won't cheat or that gives them opportunity to perform better or atleast a minimal opportunity for them to become professional.
